What is 'Listing' and how do you do it?
At some point there will come a time when you will want or need to sell your home. It’s a certainty.
It is during this time that you typically reach out to a real estate agent in selling your home. In the real estate world, we call it “Listing.”
“We List your home.”
“We have a Listing.”
“Your home is Listed on such & such websites.”
You get the idea.
Every realtor or agency has their own unique way of Listing a home. If you reach out to a professional, there really is no wrong or right way of doing it. However, we, The Listing Brothers, believe that there are some best practices that truly will make a strong difference in getting your home sold fast and for the highest return (top dollar).
Throughout the Listing process we are a team and we are in this journey together. You are not alone. Setting the groundwork/foundation in understanding each other’s needs and expectations is without a doubt, the most important link to this relationship.
In the tabs following, we go in detail as to how we will be Listing your home. This way you can make an educated decision on how best to move forward. Eric and I will be honored in partnering with you in this very important decision.
What's the first step?
We set up an in-person meeting at your home to get to know you. We start by laying the foundation in learning more about you and your family. It is important to us. We want to know and understand the reason(s) behind why you are selling your home. Each of us have different reasons for wanting or needing to sell. And it is very important that we are on the same page with expectations. There are numerous reasons for selling that might factor in different levels of urgency. If we do not fully understand the reasons behind the sale, then the “cracks in the foundation” – the foundation we work hard to establish with you – will begin to show that could ultimately lead to a disappointing failure. We strive for success.
From here, we review your desired sales price, undoubtedly you have a sales price in mind that you wish to obtain. At times, your estimate might not be in line with what the market is willing to pay for and it is vital that we agree on a price strategy.
We walk the home room by room with you and note any possible improvements you might have made in the time that you have lived in the home. We give suggestions on things you could be doing to maximize the return on your investment.
We always review the plat and walk the property with you to get a clear understanding of where the property lines are. Skipping this step could leave you vulnerable to costly mistakes. We strive for an easy and seamless closing experience with maximum return.
What do you do to sell my home?
- A professional photographer will reach out to you in setting up a time that is convenient with your schedule. The photographer will take professional pictures and every image is digitally enhanced using an HDR process. This balances light and shadows that enriches colors and textures to showcase the best features of your home.
- We include the latest technology in 3D Virtual Tour to ALL our listings. A professional video photographer will reach out to you in setting up a time that is convenient with your schedule.
- We include color brochure flyers on high quality gloss paper showcasing the best features of your home.
- We provide you with a lockbox and place a For Sale sign in the front yard with community directional signage if HOA permits.
- Our Listings appear on all major listing websites including FMLS, Zillow, Trulia, Realtor.com, etc.
- We integrate our listings throughout social media.
- We review and discuss each offer with you.
- We negotiate the best terms and gain top dollar return on the sale of your home.

What will it cost and when must I pay?
Here is the best part. Only 1%…..that’s it. We are paid the 1% upon the successful transfer of property once the loan has funded and the completion of closing is confirmed at the attorney’s closing table.
Depending on the sales price of your home, you could be saving thousands over the traditional 3% listing fee. Here is a simple example: Assume your home sells for $300,000. Traditionally you would have to pay 3% to the agent listing and selling your home. That calculates to approximately $9,000. The Listing Brothers will list and sell your home for $3,000 ($300,000 x .01). That is a savings of $6,000. We call this Real Money!

Lastly, there is zero upfront out of pocket expense when you list your home with us.
Am I locked in a contract?
Not at all. If at any point you feel that we have not lived up to our promise, you can fire us at any time without any financial obligation to you. Yes, that is correct, we will carry the cost for the professional photography, 3D Virtual Tour and all other marketing.
What do I have to lose?
The Listing Brothers provides you with full service in listing your home. We take no shortcuts. Our program is designed so that you may keep more of your money. You may also terminate our Listing Agreement at any time. You have nothing to lose.
